There are a lot of cleaning tips that you will read or hear. However, the very essence of cleaning your bedroom is learning to be organized. Set aside an area for your clothes, reading materials, personal grooming and other bedroom necessities.

Clothes especially the dirty ones, are usually regarded as the primary untidiness in one’s bedroom. With this, invest on a good hamper. Make sure to choose a hamper that can stock all your dirty clothes. If there is ample space in your room, it is recommended to have a specific hamper for your underwear, casual and business wear. By doing this, you will save generous sorting time when laundry day arrives.

Dirty clothes are not the only items in your room that are disorganized, the clean ones too. Closet-organization is the next step you need to undertake. Remove all the things inside your closet. Segregate clothes by need. Unused clothes should be removed from the closet. If you have a charitable heart, then take them out for donation.

Another room item that causes clutter in one’s bedroom are reading materials and electronic gadgets. It is important for you to have a study table inside your room. This is not to initiate working-place extension but this is to allocate space to materials you wish to use during your free time. If you have a personal computer or a laptop, arrange it on your table in a clutter-free way. It should not mix up with other electronic gadgets.

Books and other reading materials should be organized using bookstands, bookracks or even bookshelves. Again, the mode of book organization depends with your personal preference.

Clothes, reading materials, electronic gadgets are then all organized. Somehow this time, your room can breathe with some of the cleaning that you did. However, you missed on the most important part of the bedroom – your bed. Not everybody can get a goodnight sleep with an untidy and soiled bed.

It is important to maintain a clean and tidy bed at all times. Make sure that your sheets; pillows and other huggable items on the bed are regularly washed, ironed if needed. Never leave your room with a bed not properly kept. Keeping your bed tidy after waking up is more tempting after a day’s work.

To obtain proper rest, you do not need classy pieces of furniture or decorative items inside your room. What is important is how you are able to do apt cleaning.

Foundation Problems, Do’s and Don’ts

Posted:29 January, 2006 by admin

Mother Nature can often times create serious problems for homeowners, especially where building foundations are at the mercy of weather related problems.
This article is meant to provide some helpful suggestions to homeowners about foundation problems, and what to do about them.

The signs of foundation problems are usually things like cracks showing up in walls and ceilings, sticking doors and windows, un-even or sagging floors, and obvious exterior visual signs such as twisted or un-even siding, cracks in brickwork,out-of-square garage doors, etc.

The important things to keep in mind are the following instructions that may be very helpful in providing solutions to the above mentioned problems.

DO: examine your home and identify possible problems that may be related to foundation movement, especially settling or sinking.

DO: Call professionals if you believe the situation to be severe, where the movement is greater than 2″ and apears to be getting worse each year.

DO: Look around the perimeter of your home for indications of down spout problems (water funneling back toward foundation), also notice any possible indications that groundwater may be flowing back toward foundation because of negative grade.

DO: Remove any plants or shrubs, small trees etc, from the near proximity of the foundation (within 8ft minimum) I know that alot of folks enjoy the beauty of plants close to the structure, but, unfortunately, this can be a common mistake if you live in a clay based soil environment. You may not experience problems with flower beds etc, if you have a very good grade, and have a reasonable sand and gravel based soil situation.

DO: make certain that any concrete walkways, driveways, etc, actually slope away from foundation, and not towards the foundation. If you notice slope toward foundation, you should have the problem corrected as soon as possible.

DO: Call professionals if you notice major cracks or bowing in your basement walls. Major cracks would be: 3/16 wide or larger, and bowing exceeding 1-1/2″ vertically in 7ft,, 2-1/2″ horizontally in 16 ft. (these are basic guidelines for modern foundations 10 years old or less).

By doing these things, you may be able to prevent further problems, and save a great deal of money. You can often times prevent problems by taking precautions and protecting your home.

DO NOT: Assume you will never have a problem because of newness of the construction, the area that you live, or the fact that the previous owner never mentioned any problems.. Sometimes homes that have been solid in their earth hold, may suddenly sink or shift because of a drought or other deep soil issue.

DO NOT: Accept first opinions from local contractors that may only have limited knowledge about soils, and geologic changes in your region. Find specialists that may be able to provide options and answers.

DO NOT: Allow the structure to settle further and further year after year. This can become a very serious problem and often times result in costing much much more than catching the problem early. If the frame of the home is twisting out-of-square, it is only a matter of time before the damage may become severe, and will be reflected in the massive decrease in re-sale value, and possibly even result in condemned status.

DO NOT: Panic if you notice problems and believe that it is going to be extreemly expensive. You may be surprised to find that often times the problems can be corrected at a very low cost compared to alternatives such as re-framing windows & doors, Replacing brickwork, etc. With the modern methods of
jacking and stabilizing, the home can often times be adjusted back to level and square frame condition, then the doors & windows may be operational once again, and the overall apearance of the structure can be restored.

There are several methods of foundation repair available and the
most important thing that homeowners, and building owners, need to know is this: Protecting your investment is the bottom line!

I have worked with some of the very best soil experts, structural engineers, mechanical engineers, design experts, architects, and contractors statewide in Colorado, and I would be happy to answer any questions, and would be honored to assist any of you that may be experiencing possible foundation problems.

Installing Vinyl Replacement Sliding Glass Doors

Posted:28 January, 2006 by admin

Last week I told you how to remove your old sliding glass door in preparation for the installation of the vinyl replacement door. Let’s go through the installation procedure for both the Retrofit style and replacement style frames.

Let’s start with the retrofit frame. Like the retrofit window, the door will have a 2″ lip flush with the outside edge of the frame. The difference between the retrofit window frame and the retrofit door frame is the absence of the lip on the bottom of the door due to the sill track. Your door will have the lip on both sides and across the top. The majority of the installation process is the same whether it’s a retrofit frame or replacement frame. The first thing you want to do is check the floor for a level condition. If the base is not level, add shims to create a level base. This step is very important, because if you have a sloping bottom, the whole frame will be thrown out of square. You will have problems locking the door as well as air infiltration trouble. So, put down shims to make the base level. If possible, use one long shim to create a solid base for the weight of the door. Before setting the door in place, put down a bead of liquid nails from end to end, set the shims on top of the liquid nails, and run a generous bead of caulk on the outside face of the opening, where the retrofit lip is going to contact the exterior surface. Caulk the sides and the top.

Now set the door in place, being careful to lift the door and set the bottom track on top of the shims, rather than dragging the bottom. Obviously, this requires two people, one on each side. You tilt the top away from the opening as you set the bottom in place. Then, raise the top until the retrofit lip contacts the exterior surface where you applied the caulk. The reason I use liquid nails on the bottom rather than caulk is because I don’t like to put screws in the bottom, and the liquid nails product is as good as screws when it dries. Have your helper hold the frame in place while you go inside to plumb and secure the door. Put a level on the jamb where the slider will lock. Plumb the jamb and install shims where you put your screws. You should put one about 6 inches from the top and one 6 inches from the bottom. A good quality door will have long screws shipped with the door that are replacements for the small screws holding the locking hardware to the jamb. Be sure to shim where these screws install. Now, if you leveled the bottom and plumbed the side, your top and opposite side should automatically be square. Put shims on the opposite jamb, and drive in your installation screws. Put 3 to 4 screws in the jamb. Then, run your tape measure from the top right corner to the bottom left corner. Write down that measurement. Measure from the opposite corners, and the measurement should be the same if your frame is square. Finally, put one screw in the top center You really don’t need any more than one. You don’t need to use shims since there won’t be any load or torque on the top header. Just don’t overtighten the screw, otherwise the frame will bow.

At this point you should have the frame installed in the opening with the fixed panel already glazed in from the factory. Here is where you want to install the sliding panel. It goes in from inside the house. Set it on the side and spray a generous amount of lubricant to the steel rollers to help them spin freely. Wipe away excess before putting the panel in. Remember to raise the top into the header as far as it will go, then swing the bottom over the lip and set it down on the track. If the bottom won’t get over the bottom lip, you will have to adjust the bottom rollers to bring them up into the frame. You should see a hole on the side rail to insert a screwdriver and turn the adjustment screw counterclockwise to bring the rollers up and out of the way. After you set the rollers on the track, be sure to adjust them back down before sliding the door. Have your helper lift the side up while you turn the adjustment screw clockwise. Do both sides, then slide the door closed and check for equal daylight from top to bottom. If there is more daylight showing on top or bottom, adjust the rollers to bring the door panel plumb with the jamb. Adjust the lock. Each door should come with lock adjustment instructions. Install the screen door on the outside. Now seal the crack between the retrofit lip and the exterior surface. Go inside and fill the space between the frame and wall studs with R-13 insulation. The last step is trimming the inside. We sell vinyl trim pieces that are designed to trim the inside without having to paint, stain, or nail. You can see samples and prices for the trim at theshopping pageon the website.

Now, the replacement frame installation process is the same, except there is no retrofit lip. Therefore, when you put the frame into the opening, you have to plumb the side jambs from two places rather than one. In addition to plumbing the jamb left to right in the opening, you also have to plumb inside to outside because you don’t have the retrofit lip to keep your frame aligned with the outside wall. Also, you need to apply trim to the exterior as well as the interior. You can use a basic vinyl flat trim for the outside, and that is available on the shopping page as well. Be sure to caulk the outside trim where it meets the surrounding surface. You just installed a vinyl sliding glass door. I will be on vacation next week, but the following week’s article will deal with the best and safest way to install replacement windows on the second floor.

Prior to the Industrial Revolution (1750), almost all work had been done with hand tools. Many of the new technologies developed during the 18th and 19th centuries caused dramatic changes. Improved mechanization, transportation, and communication had transformed the Western world—Europe and America—from primarily agrarian to industrial societies. This had a profound effect on aesthetics as well. The change in thinking from “utilitarian” and “purposeful” to “decorative” design was one result which remains with us today.

America in the late 1800’s and early 1900’s was an exciting time. It saw mass production methods, a growing middle class with available discretionary funds, and a growing demand for products. The creation of mail order catalogs like Marshall Field, Sears, Roebuck and Company, Montgomery Ward, Macy’s, and many others met this need. For the first time, the American middle class woman could purchase, at an affordable price, the lovely fashions and possessions previously available only to the “grand ladies.”

One of these items, always important to a lady, was the jewelry box—more popularly called Jewel Box–a repository of her most precious jewelry and memories. When before, each jewelry container had been hand-constructed by one metalsmith, now the most delightful cast metal creations were produced in many designs and were available (because of new mass production methods) to every lady in America! The growth in popularity of these “Art Metal” jewel boxes (also called jewel case and casket) paralleled the growth of shopping from catalogs. Jewel boxes were promoted as “dainty gifts for Milady” or “M’lady’s jewel box,” and were made in sizes ranging from the smallest ring box to the very large handkerchief and glove boxes.

Art Nouveau was the predominant design style in the United States between 1900 and 1910. Art Nouveau is a French term meaning “new art” which was coined by Maison de l’Art Nouveau, a Paris gallery that opened in 1895. This was a romantic style, influenced by the art forms of Japan, with many motifs taken from nature–flowers, women, birds, and vines—and recognizable by “whiplash” curves and asymmetrical elements. Of the Art Nouveau jewel boxes produced in the United States, those with the floral motifs were abundant.

Roses and poppies were the most popular, and there were many interpretations of these two flowers on jewel boxes. Daisies, four-leaf-clovers, lily of the valley, pond lilies, grapes, violets, carnations, holly, and a myriad of other flowers also decorated jewel boxes. This may be due, in part, to the not-long-past Victorian Period (1880-1900), when the “significance of flowers” had such an important role.

The Victorians were noted for communicating their sentiments through flowers—so much so, that specific sentiments were assigned to a great variety of flowers and plants creating a “language” all of its own. Entire conversations could be carried out using only a bouquet of flowers. This suited the Victorian concern for detail, and many books have been written on this subject. Even Collier’s Cyclopedia of Social and Commercial Information, published in 1883, contained an entire chapter on “The Language of Flowers,” specifying which flower spoke on behalf of each sentiment.

A second and important contributor to the importance of floral motifs was the “Flower of the Month” concept, promoted by the jewelry and related trades during the early 1900’s. Floral motifs had always appeared on flatware, jewelry, and metal objets d’art like jewel boxes. Fueled by the desire of the public for more decorative objects, the jewelry industry had improved production, distribution and marketing methods. Little by little, the role of flowers as a decorative motif became the central theme. Manufacturers assigned specific flowers to birth months. And so we find jewel boxes, too, decorated with roses for love (June), carnations for admiration (February), and holly for foresight (December).

Art Nouveau jewel boxes were as lovely within as they were without. All jewel boxes were lined. The most common linings were fine silk, faille, jacquard, and satin. Silk had always been prized as a precious and luxurious fiber. Its lustrous appearance has unceasingly captured the fancy of the ladies throughout history. By the 20th century, America was a major importer of silks from Japan and China. Because silk was easily dyed, it was available in a rainbow of colors, although usually the very pale hues of pink, green, and blue, were used in jewel boxes. The linings were usually trimmed with a fine silk twisted cording.

During the early 1900’s, there were many American manufacturers that produced art metal wares—jewelry boxes being one of the most popular items. Many of these manufacturers have long passed into history but one, Rogers Brothers, still exists today. There were several “Rogers” brothers in business at the turn of the century, and the name gained national recognition due, in large part, to the wide distribution of mail order catalogs. The name became so popular that other companies tried to adopt it, and lawsuits abounded. The original Rogers family was primarily associated with flatware, but one brother, N. Burton Rogers, maintained his own art metal company and produced many Art Nouveau jewel boxes.

Other American manufacturers of jewel boxes were The (M.S.) Benedict Mfg. Co, Jennings Brothers Mfg. Co. (J.B.), Kronheimer & Oldenbusch Co. (K&O), the Weidlich Brothers Mfg.Co. (W.B.Mfg Co), Brainard & Wilson Corp. (B&W). These companies produced entire “lines” of jewel boxes, as well as other art metal decorative items such as clocks, candelabras, statues, and so on. All of these companies also “signed” or “trademarked” many of their pieces (with the initials indicated above) and, for that reason, we can identify much of their work today.

By 1915, the popularity of these art metal jewel boxes had reached their peak. World War I caused production of art metal wares to be reduced and the continuity of fashion was broken. The earlier naturalistic, yet interpretive Art Nouveau flowers, leaves, and vines, had become “conventional” floral decoration.1925 saw the virtual end of these beautiful cast metal jewel boxes. Americans were on to different styles and different materials.

Fortunately for us today, Art Nouveau jewel boxes can be found nearly everywhere—if you look carefully—antique shops, malls, antique shows, the internet, re-sale shops, even garage sales, though rarely. Because jewel boxes are, in some ways, as yet “unrecognized” by the general public as a valued antique collectible, they are often mislabeled, mis-priced, and mislaid. Prices range from $20-$700 each. Art metal Nouveau jewel boxes seem to be one of the “best kept secrets,” for there actually are many serious collectors in the United States and elsewhere—some with collections as large as 600 boxes!

Joanne Wiertella is a major collector of antique American jewel boxes. After her first discovery nearly 20 years ago, she developed a passion for collecting them, and later began researching their origins. She has recently published a book on these lovely American art metal novelties which pictures her collection of 500 Jewel Boxes.

To find more information about these quaint and beautiful art pieces, you may read about them in the first book published on the subject, The Jewel Box Book: The Definitive Guide to American Art Metal Jewelry Boxes 1900-1925. Inside the book is a wide selection of information including: styles (Art Nouveau, Victorian, Rococo, Revival); manufacturers; floral and other motifs pictured and explained; metal composition and finishes; period advertising; trademarks, patents, and copyrights. 500 full color photos. Chimney Problems: Keeping It Clean

Posted:27 January, 2006 by admin

In a recent article, the dangers of an unclean chimney were the main issue. Clogged chimneys start fires and cause venting problems throughout the house. If you own a traditional fireplace, here’s what you are going to have to do.

Gather your brooms, drop cloth and vacuum. You’ll also want goggles and a suit for the job. You’ll want to put the drop cloth down to make clean up easier when you are done. That’s a trick of the old chimney sweep experts they learned at the turn of the century when it was becoming more customary to walk into a house and find a carpet rather than a wood floor. The drop cloth should be several feet wide and long so that it will be sure to catch all the soot that drops.

Sweeping the chimney isn’t any harder than it sounds. Stick your broom up into the chimney and go to town. You should have different sized brooms for different locations. A small duster can handle the easy to reach areas. A broom with a long handle will reach the farther areas. Sweep until you can see through to light. Then, shine a flashlight into the chimney to look around for creosote and soot. You will also want to get on the roof to look down through your chimney.

It’s like cleaning a rifle. You’ll have to make several runs until you can see that you have cleaned everything. Cleaning up several times throughout the process helps you see if you are getting any closer to finishing. Simply vacuum as much soot from the drop cloth as possible so that when you make another pass at the chimney, you can see if anything is still coming out.

But, there are carcinogenic materials that you need to be aware of when you are cleaning your chimney. So, the best thing to do is call a chimney sweep expert who is going to come with all the right equipment. They know what they are looking for when they clean. They know how to detain the mess so that your house comes out spotless. And they know the dangers involved. But, they come with a price and chimney sweeping should be done at a regular basis.

But, what if you could have a fireplace without all that hassle? A ventless gel fireplace doesn’t need a chimney. It’s ventless. It produces a water vapor instead of soot. It burns like a candle, only it puts out some major heat. And it looks just like a fireplace without all the hassle. Most traditional fireplaces run between $5000 and $7500 to install. A ventless gel goes as low as $300 to have the complete fireplace experience.

Fireplaces are quite an expense. The chimney is just another part of the overall hassle you will have to endure to enjoy your fireplace experience. But, a ventless gel takes all the objections away. Cost effective, hassle free fireplace experience. You’ll notice the difference right away!

Self Defense-Real Estate Open House

Posted:27 January, 2006 by admin

The blockbuster book “The Lincoln Lawyer” by New York Times best selling author Michael Connelly is based in large part on a wealthy playboy type, Louis Roulet, who makes his living in real estate. Roaming the streets of LA is the “Real Estate Rapist” who somehow knows how to gain access to vacant homes and lures female agents there to rape them. One of them is allegedly Mary Alice Windsor, Louis’s mother.

The book is fiction of course. In real life where fact is sometimes stranger than fiction a very real problem exists: real estate agents make great targets for predators. Why? Most real estate agents are female and open houses are one of the keys to their success. As a result, real estate agents are in potentially dangerous situations more than they realize.

There are no reliable statistics on the number of assaults, rapes, robberies committed against real estate agents but one source did claim that 206 agents were murdered on the job between 1982 and 2000. There are no statistics for carjackings, non fatal shootings, beatings, stabbings, or robberies.

Here are some examples of potentially threatening situations:

1. Some agents-especially newbies-are encouraged to canvass door to door to get new leads.

2. There is a long standing practice for the agent to pick up a customer in the agents’ car or to meet the customer in front of a vacant house.

3. Open houses present too many opportunities for predators.

4. Working late at night on paperwork at the office.

Office managers at many larger offices conduct safety training for their agents. That training covers a lot of agents but unfortunately leaves a lot of agents out in the cold and perhaps vulnerable.

Consider these tips that could save the life of a real estate agent.

1. Always carry some non lethal self defense weapons with you. Stun guns and pepper sprays are easy to conceal in your car, office and purse. Pepper sprays and stun guns have some restrictions so check with your local sheriff’s department.

2. That gut feeling-called intuition-follow it. If the situation doesn’t feel right to you-get out!!

3. Meet a new customer at the office and introduce him/her to some coworkers. Make a copy of their driver’s license or get the plate number off their car. Explain it as office policy which it should be for security reasons. Never meet a new customer at the property especially if it is vacant. Ask the customer to follow you in his/her car. If that is not possible insist on driving your car.

4. Get some safety training at your office if it doesn’t already exist even if it is just an informal session.

5. When showing a property let the customer lead and you follow keeping yourself between the customer and a door.

6. Where is your cell phone? It doesn’t do you any good in the car if you’re in a house. Keep it with you at all times.

Following these tips and using common sense could possibly prevent a crime and save your life. If you think crime can only happen to the other guy you are wrong. The “other guy” is thinking the same thing and YOU are that “other guy”. There is a reason why they call it self defense. YOU have to protect yourself, your family, your home and business!

5 Tips To Find Step Ladders That Are Cheap

Posted:27 January, 2006 by admin

If you’re looking for cheap step ladders you have two choices. You can consider all the ladders that are cheap simply because they offer fewer features than others or have lower quality materials, or you can choose step ladders that are higher quality but come at a cheaper price because you’ve ordered them online from a wholesale or discount dealer. Keep in mind, however, that if you go the latter ladder route, you’ll want to choose a site that offers free shipping. Otherwise, getting that heavy but cheap step ladder to you may eat up your savings.

You might also find it very helpful to search for cheap step ladders on some of the top search engine shopping portals, where you can view the list of cheap step ladders by scrolling, or request a side by side comparison of those that interest you most.

For example, we went to the shopping portal of one of the largest search engines and asked for a look at step ladders. The choices were in the hundreds. We asked to sort by price. Keep in mind that on a high volume, high trafficked Web search engine site you can get some pretty silly results. We found oil paintings of step ladders and little ladders for parakeet cages. So, it took a little scrolling to get started - still easier than traveling around town and making notes about who offers what for how much and then traveling back to the location of our first choice.

But we soon chose three cheap step ladders we liked, and realized that for the additional $5 off the highest priced step ladder we had one that folded away easily in our tiny apartment. Maybe not the cheapest but still one of the cheap step ladders.
