Help! - I Need a Plumber

Posted:31 December, 2007 by admin

Finding good plumbers in the UK is difficult. Need a plumber in an emergency and you’ve got a real problem.

There’s lots of articles available on selecting plumbers. We’ve all heard the advice - get quotes, follow up references and ask friends and families for referrals. All good stuff but it makes it sound as if people needing a plumber have a choice available to them.

This really misunderstands the issue which the average householder faces. Yes we do want to find a great plumber, that knowledgeable, polite, punctual, reasonably priced paragon of virtue but before we get that far, we have to find a plumber who is prepared to do business with us.

If you need a plumber in an emergency, you’ll either find the ones which have priced themselves out of the market and so are often available – Mr or Mrs “It’ll cost you!” or their more reasonably priced cousin Dave “Quickest I could get to you is next Wednesday.” Not great if you have a leak and it’s now Sunday.

Indeed the position is not much better if you are planning routine work such as having a boiler serviced or a bathroom installed. Getting a quote can be a challenge – getting the work started much more difficult.

Now, according to recent reports, the position should be easing.

Over the past few years, the press has run stories about a shortage of plumbers. In 2003, the British Plumbing Employer’s Council estimated that the plumbing industry would need to recruit 29,000 new entrants over the next 5 years. This led to reports of City workers leaving their jobs in the hope of earning £70,000 a year as a plumber.

More recently, however, there are accounts of workers with plumbing experience from Eastern Europe filling vacancies on building sites and a surplus of trainees trying to find jobs.

For the householder, this should mean that finding a good plumber who is available is much easier. The logic is fine but plumbers who are available for work are still an elusive breed. So if you have water pouring through the ceiling or your new bathroom arrives next Wednesday, read on for Hot Hints on tracking down a plumber.

Hot Hints for Finding a Plumber

Asking for recommendations from family and friends is always a good first port of call.
Check out one of the internet directories on-line – you can search for plumbers close to you and the better guides give the plumbers the space to provide details of their experience and specialist skills. Remember to mention the directory when you call – some have arrangements where the plumbers offer a discount.
Look in your local parish magazine. Often the plumbers who advertise there live close by – in an emergency someone who is just down the road may well be quicker, cheaper and, more importantly, willing to turn out.
Try your local paper. Some plumbers will advertise in the classified ads all year round, others will appear only when they are not busy – increasing your chance of finding someone who says “yes”.
Ring your local letting agent – letting agents usually have a team of tradesmen and women who are set up to respond quickly to problems faced by tenants of the agent. Their plumber may be willing to help you.
Call your plumbing supply shop – the staff get to know the regulars really well and are likely to be able to suggest someone who is not only good but who is available to take on your job.
Plan in advance, every time, a friend has plumbing work done ask them who did it and if they were any good. Keep details of the recommended plumbers. Then, when the leak or blockage occurs you know who to ‘phone straight away.

Once you’ve found a possible plumber, do take steps to check them out. In reality, plumbers are no more likely to be rogues or cowboys than anyone else and most are extremely professional and hardworking. But erring on the side of caution is probably wise.

Take particular care if you are employing a plumber to carry out gas work. Check that your plumber is registered with CORGI. Registration numbers can be checked on CORGI’s website - www.corgi-gas-safety.com. Operatives working for a registered installer will also carry a card which can be checked by a householder.

Good luck finding your ideal plumber. If you find a really great plumber in your area, please do let me know via my website.

Updating A Bathroom For Under $1000

Posted:31 December, 2007 by admin

When updating a house you will likely want to spend some time and money on the bathroom. You can give a bathroom a new look for under $1000 and still be able to give it a nice modern look. The kitchen is well known as the room that will make or break the sale, but the bathroom is a close second.

The first item that you will want to concentrate on is the vanity. The vanity is the centerpiece of the bathroom and will determine the rest of the remodel decisions that you make for the bathroom. Changing a vanity can add elegance or create a classic look to a bathroom. Vanities are good to store away items that need to be hidden from guests. The price of a new vanity can be as low as $85 or as high as $300 at a home improvement center. Prices on vanities can increase if you shop from a private company for specific brands or styles. Choosing the right vanity will help determine what sink, fixtures and accessories to get.

Once you have determined your vanity, you should consider the sink to install. Changing the sink is one of the simplest and most inexpensive ways to upgrade the look of your bathroom. There are an unlimited amount of styles available to you, such as standard white porcelain, glass, granite, ceramic freestanding basin, or cultured marble. A good quality sink from a home improvement store can cost you an average of $34. A more unique and upscale looking one, such as a pedestal sink, can cost you an average of $98.

You may also want to consider changing the fixtures in the bathroom along with replacing the sink. You can buy the sink with fixtures or you can choose the fixtures separates. Brushed nickel looks very good and is also inexpensive when compared with some of the other options.

Make sure your choice of fixtures is compatible with the sink that you have purchased. They are not a once size fits all. You may have a spout with built in knobs or separate knobs located on the sink. The holes in the sink may even be different sizes. Some fixtures will provide plugs if your sink has extra holes, but this can look tacky and since you are replacing them both, buy right the first time.

You can also update the lighting in the bathroom fairly inexpensively. Adding light complements your decor and adds class to your personal style. Decorative vanity light fixtures are available in various finishes, including pewter, brass, nickel, wrought iron, and chrome, to coordinate with faucets and accessories. Lighting creates a mood for your bathroom based on how dim or bright you want it to be. Light fixtures can cost as low as $14 or as high as $400. When you show the bathroom, you should maximize the light so the bathroom appears large and airy.

Updating your bathroom accessories can make a huge difference to the look of a bathroom and is easy on the pocketbook. Accessories include the towel rack, towel ring or hook, soap dispenser, towels, mirrors, toothbrush holder, garbage can, shower curtains or doors, cabinet hardware, and bathroom rugs. All accessories come in a variety of colors, finishes, types and styles. You can shop for accessories at local home improvement centers, design stores, or online.

In summary, you can easily update a bathroom under $1000. You will want to focus on the vanity first. The vanity will set the style for the rest of the bathroom. You can also replace the sink, sink fixtures and bathroom accessories and have a stylish bathroom all without busting the bank.

Installing Cedar Roof Shingles

Posted:31 December, 2007 by admin

When installing cedar roof shingles, homeowner’s may sometimes be able to place the new cedar shingles over existing roofing material. Cedar shingles are durable and may resist insect damage. Cedar shingles are smooth and provide the home with a rustic appearance.

Before you begin, make sure that you have chosen a fair weather day. Avoid installing cedar roof shingles, or any other roofing material, if it is raining. Begin installation at the bottom and work your way to the top.

Steps to installing cedar roof shingles

First, apply building paper to the entire roof deck. When placing the first shingle onto the structure, take special care to ensure that the thick end of the shingle is pointing down toward the ground. When installing cedar roof shingles, it’s advisable to use 2 rust-resistant nails per shingle. Make sure that the nail is placed 4″ up from the thick of the shingle and 1″ from each side. Wood naturally expands from moisture and, when installing cedar roofing shingles, each shingle should have up to a ¼” gap between itself and the neighboring shingles. With each shingle added, make sure that each lines up properly with it’s neighbor. If you should have an excess piece of shingle on one end of the roof, trim it to fit.

The next row of cedar shingles will be placed above the first row. To ensure that each lines up properly, use chalk to draw a line signifying their placement. This should be a straight line atop the already placed cedar shingles. Install the 2nd row of shingles following the same steps as above, taking care to align each one horizontally. Continue each row of shingles atop the previous one as outlined.

Once you have reached the roof’s peak, place building paper on the structure before placing another row of shingles on each side. Trim the edge of each shingle so they conform to the peak of your roof’s structure. Installing cedar shingles properly will allow air circulation underneath the wood to prevent the shingles from becoming soggy or otherwise damaged.

Longevity of a Cedar Roof Shingles

Installing cedar shingles is a long term investment as they may last anywhere between 15 and 40 years. Their longevity depends on several factors, including climate and the roof slope. In general, a steep roof will allow less damage because the slope prevents rain and snow from gathering and causing damage to the wood. A flat, less sloping roof may allow elements to build up and cause added weight to the roofing structure. Excessive weight is not good for the structure and may cause a lot of problems, including the need to do an entire roof replacement.

Installing cedar roof shingles will give the home a natural covering, which can last for many years. Because wood is designed to withstand various types of weather and other natural occurrences, installing cedar roof shingles will require very little maintenance as the years continue. With age, they will develop a rustic look, which will add a touch of tradition to any home.

If you are lacking in space for storing your pots and pans you will want to consider a quality pot rack. I don’t know about you but I hate digging through a maze of pots and pans in my cabinets when I am trying to cook a meal. Pot racks can be a great tool for organizing your pots and pans but it can sometimes be difficult to find the right one just because there is such a wide range of choices.

The first thing you need to do is see how much storage you really need. The best way to accomplish this is to take every pot and pan you own and place them on a table and then sort them out. If you have a pot or pan you haven’t used in over a year place it in a separate pile. Secondly, remove any damaged pots or pans and put them in this pile. If you are a pack rat and you have a large number of the same pots and pans put some of them here as well. Now you can take the throw away pile and give away the ones that are good to charity and throw the damaged ones in the trash. What you have left are the items that you need to find a pot rack to fit.

Next you will need to know the sizes of the pots and pans so that you will know better what size pot rack you will need. You also need to know how much the individual pots weigh so that you get hooks of the appropriate strength for each pot. If you are going to be placing them all in one rack that is held by hooks you will need to know the collective weight so that you have the proper support. You also need to know the number of pots and pans to be able to analyze the proper size you will require. Many of the pots you have may have handles that can be used to hang them from so be sure you have this information as well.

Now that you know how many pots and pans you will have and the sizes and weights you are ready to decide where to put the rack. There are different types of pot racks that you can find including the ones that hang from the ceiling that most people are familiar with as well as free standing and wall mounted. Take a look at your available space and measure to see if it will accommodate the size rack you will need. Check to see where the studs are in your walls or if ceiling mounting, where the joists are located.

Are you the type person that wants everything at your fingertips or do you just want a clutter free kitchen? For me, I like the aspect of not having to go digging or looking for the pots and pans I need to cook with so I have mine hanging right over the island in the middle of our kitchen so they are right where I need them.

Wild Flower Garden Design

Posted:30 December, 2007 by admin

If you have a large amount of ground to cover in your landscape, and you would prefer to opt out of a high maintenance, expensive garden scheme, consider a wild flower garden design for your space. A field of wildflowers can be just the ticket to bring a natural beauty to your space with minimal time and attention from you. However, a wild flower garden design requires a bit more attention and planning at the beginning of the process than you might think. It is best to put forth the time and effort to establish your wildflower garden at the beginning, so that you have those blooms to enjoy, virtually maintenance free, for many years to come.

Preparing your Soil

The first step in planning your wild flower garden design is to consider the space that you will be planting in. Is there enough sunlight for the garden? Many types of wildflowers do best in full sun. Do you have irrigation available? Your flowers and plants may need additional watering at times, especially when you are trying to establish them at the beginning. Make sure that the area that you will be planting is weed free before you begin. You can clear the area of weeds by either hand weeding, solarization or spraying an herbicide on the area. Solarization requires you to cover the area with clear plastic sheeting, and leaving for a few weeks. The sun will bake the weed growth away. No matter what method of weeding you choose, you should clear away the dead plants before preparing your soil for planting.

Planting your Seeds

Once your soil is weed free, you are ready to begin your wild flower garden design. Till the soil to a depth of around three inches. If you had to remove many weeds, you might want to spray an herbicide once again to ensure any weed seeds that were exposed through the tilling process are killed as well. You can then rake over the area to prepare it for the seed spreading. By leaving the grooves from the rake in the ground, you will have natural areas for the seeds to settle. When it comes to spreading your seed, keep in mind that four pounds of seed will cover approximately an acre of ground. Since these seeds generally tend to be on the small side, you can mix them with some sand for more even spreading. Rake the area again, and keep the ground moist until the seedlings reach a height of a few inches.

A wild flower garden design is a beautiful, natural way to complete your landscape. By taking a bit of time to prepare the soil and plant your seeds properly, you will be able to enjoy your wildflower meadow for many years to come.

Face it, one of the best times of the year is the summer and why not enjoy it on a clean patio! Of course, the amount of cleaning your patio will require depends on where you live, amount of dust, whether you live under trees, or other factors. The first step is to move all of your patio furniture off the deck. After you’ve moved to furniture off, sort through the various items and determine which is in good shape and what needs to be replaced. If you have a chaise lounge chair, then possibly the patio chair cushions may need recovering or simply need to be replaced. How about the wrought iron patio furniture? Maybe this needs cleaning and touching up with the coat of paint. Solid hardwood patio furniture such as teak patio furniture can be restored and refinished. Don’t be too quick to throw it all out as there is a good portion of it that may be restorable.

If you have wrought iron patio furniture or other items that are heavy, you may want to find someone to give you a hand, as they can be too cumbersome for one person. The next step is to thoroughly sweep the patio, and this is done by purchasing a good strong broom made for sweeping driveways, outdoor patios, etc. If you have a stone deck surface, get some large garbage bags and pull up any weeds coming through the stones. Weeds can cause significant damage to a lot of outdoor areas and additional damage can be done when water gets under the tiles and starts eroding the sandy soil which supports them.

When it comes to planters and potted plants, trim the perennials and pull out last year’s annuals and determine if there are any that you want to throw out. You can replant them elsewhere in your garden if you don’t want them, or give them away. After you’ve done all the preparation, how to the stones look? If your patio is 20 or more years in age, some of them may be broken or uneven and will need to be repaired. Of course, the other alternative is to hire someone to clean your patio for you. You may be able to find a contact at your local hardware or building supply store that does this type of work. You may even be able to find someone that can provide you references, which would be better. Remember that if you’ve decided to do it yourself, your wicker patio furniture or wrought iron patio furniture may not withstand harsh chemicals too well when it comes time to wash them, so using a mild cleaner will save their finish. But most of all have a great summer!

Making a home more energy-efficient will be worth the investment, especially over time. Not only will you be doing your part for the environment, you could save hundreds, even thousands of dollars on utility bills over the years you stay in your home. And, an energy-efficient home is much easier to sell when the time comes.

You might not want to just launch an effort to make your home more energy-efficient in one fell swoop, but as you make repairs, do upgrades and maybe do a little remodeling, the small additional costs will be recouped faster than you might expect. After all, some of the things you can do to make your home more energy efficient don’t cost much at all, especially if you are upgrading anyway.

For example, adding weather stripping to doors and windows will probably cost you less than $50. You could save more than that in the next year in reduced energy bills because your home is losing less heated or cooled air. Installing window film on your east- and west-facing windows will probably cost you less than $100 if you do it and less than $250 if you have a professional do the job. It will reduce your heating and cooling bills and prevent fading of your carpet and furniture caused by intense sunlight saving more than your investment in one or 2 years.

Switching from incandescent light bulbs to compact fluorescent bulbs will cost you a little more when you first buy the bulbs, but you will save on electricity and you will replace the bulbs far less frequently.

Adding storm doors and windows will save on both heating and cooling costs by reducing the amount of conditioned air that is lost and reducing the amount of outside air that sneaks in. If your budget is tight, you can try doing what our grandfathers did when they wanted storm windows – make you own storm windows. You just need a little lumber, a few nails and some heavy plastic.

If you are replacing appliances, it is worth it to insist on energy-efficient models and options, such as vent-free moisture sensing dryers, front loading washers, and refrigerators with through-the-door ice and water. If you are replacing a water heater, an attic fan or a heating/cooling system, you can certainly buy replacements that are more energy-efficient. You might replace your water heater with either instant water heaters or a solar water heater; replace an electric attic fan with a solar-powered fan. Replace your heating and cooling equipment with a single, energy-efficient heat pump. To really save, try choosing a programmable zoned system with timers that allow you to control the temperature in various parts of the house according to your family’s needs. Replacing a toilet? Choose a dual-flush toilet to save water usage.

When it is time to replace your roof, choose a metal roof for your replacement. Metal roofs are less expensive and very energy-efficient. If you don’t want a metal roof, you can always install attic foil to prevent heat loss.

All of these options are great choices, both for the environment and for your family. But don’t forget to look for possible rebates and tax breaks.

Many utility companies offer rebates to customers who install energy-efficient appliances and lights. Just give your utility company a call and ask. Then be sure you understand the standards to qualify for the rebates.

If you install a whole-house voltage surge suppressor or disaster-proof features, be sure to check with your insurance company to see if you will be entitled to any reduction in your insurance rates.

Investigate energy-efficient financing for your upgrades if you are making your home more energy-efficient. Check on FHA Energy-Efficient Mortgages, FHA Section 203(k) Rehabilitation Mortgage Insurance, etc.

And don’t forget the opportunities to save on your taxes.

If you will use a remodeled or added room as a home office, be sure to deduct the appropriate percentage of utilities, etc. each year as a business expense.

Get to know the U.S. Energy Policy Act of 2005. It allows homeowners to take tax credits for remodeling that improves the energy efficiency of your primary residence. The maximum credit you can take is $500, but you can take credits for:

10% of cost up to $500 for energy-efficient exterior door or storm doors

10% of cost up to $500 for a qualified metal roof

10% of cost up to $500 for adding insulation expected to last at least 5 years

$300 for qualified central air conditioning, heat pumps or geothermal heat pumps

up to $150 for a qualified gas, oil or propane furnace or hot water boiler

up to $300 for a qualified gas, oil, propane or electric heat pump water heater

up to $2,000 for solar water heating

Making your home more energy-efficient can be good for the environment, good for your family (and your wallet), and good for the resale value of your home. Do your research and shop carefully when you are making upgrades in your home. Going green will usually pay for itself within 5 to 10 years in reduced energy bills.

The Benefits of Patio Gazebos

Posted:30 December, 2007 by admin

A patio gazebo is a gazebo that sits on or is built into your patio and is very easy and affordable to do. Prices range is $3000 to several thousand or more, depending on size, material, or quality and is comparable to other gazebo styles. You can incorporate a patio gazebo in the design of a new patio, or you can modify an existing patio to accommodate a gazebo.

First decide where on your patio you would like the gazebo to be situated. For small to mid-size patios, the corner is a great place to put a gazebo. It will be out of the way, saving space, yet still displayed prominently enough to be an accent people will notice. Large patios give you more flexibility. If you want to put the gazebo right in the very middle of your patio, then by all means, do it. You can “justify” such placement by arranging surrounding patio furniture accordingly.

Most design professionals agree that it is important to make sure you match the style of the gazebo with the patio, house, and other surrounding buildings so it works well with existing structures. But as a homeowner, the final design choice is yours.

Patio gazebos are installed by either bolting them to the surface of your patio, or by cutting post holes in your patio and cementing the posts into the ground below. Consult the manufacturer to decide which method to use, and how to go about doing it. Depending on the design and weight of your gazebo, methods will vary.

Some patio gazebos simply sit on top of the patio. If this is the case, be sure that it is heavy enough not to blow away in the wind! Again, consult the manufacturer. The best freestanding gazebos are metal – preferably wrought iron – since they are usually quite. Even if your metal gazebo has a canvas roof, chances are that only the strongest and most particular of hurricanes will disturb it.

If you think you don’t have room to accommodate a gazebo, you might consider permanent awnings. Awnings are constructed of wood, metal, or clear polymers, extending from the wall of the house and slanting downward to allow precipitation to slide off. They are a wonderful way to cool off in the shade and stay dry from the rain, at a lower cost and in a small area than a whole gazebo.

Waterproofing Foundations - You Can Do That

Posted:29 December, 2007 by admin

If your basement smells musty it’s because of water seeping through the concrete which causes mold and mildew. Once mold spores settle in your basement all it needs is moisture to begin growing and digesting whatever it is growing on. The majority of common molds are not a concern to someone who is healthy. If you have allergies or asthma, molds can cause skin rash, eye irritation, cough, running nose, congestion, and aggravation of your asthma. It is very important to make sure your basement is waterproofed.

If you are building a new house or have an older house talk to a company in your area that specializes in waterproofing foundations. That can be costly so you may consider doing it yourself.

I will list some import information below that can help you out.

Once the foundation is exposed apply to the foundation a rubberized asphalt sealer, I list a few types below. Before the application dries, cover the foundation with R-10 insulating panels. These products can be found at stores like home depot.

Always run drain tiles around the outside of the footings to keep water from collecting at the bottom of the panels and then back fill around the foundation. Also it is important to make sure you have gutters and the downspouts divert the water away from your house.

Choosing a Product:

Liquid Membranes

You apply a liquid membrane by spray, roller, or trowel. The liquid cures into a rubbery coating on the wall.

Sheet Membranes

There is a product that has a self-adhering rubberized asphalt membranes. They are composed of rubberized asphalt laminated to a waterproof polyethylene film.

Cementitious Waterproofing

Mix this product and use a long handled brush to apply, buy acrylic additive (a white, milky liquid) to mix in with the cement product. You’ll get better bonding and a more solid, durable coating.

Built-up Systems

This is an asphalt-and-felt built-up system. With these systems, you first apply a concrete primer. You then mop on a coating of hot tar (which is heated in a large asphalt kettle), followed immediately by application of a sheet of perforated felt, extending the system right out onto the footing. You keep staggering the felt sheets until you have three layers of felt with a final coating of tar.

Surface Preparation

Make sure you have a clean wall. Dry off all footings, sweep standing water off with a broom, then dry the damp spot with the torch and scrape off excess and loose material from walls and footings. Pay special attention to the footing. Quite often, puddles of congealed slurry form on the footing when the wall is poured. Sweep off the walls and especially the footings. Waterproofing materials wont‚’t stick to a dirty surface.

Waterproofing Curing Time

Check the manufacturer’s requirements for concrete curing time. Concrete must be cured a minimum of seven days and sometimes up to 14 days before membrane application.. This is because the concrete will continue to dry long after it’s poured.

I didn’t get into great detail on how to go about this project I recommend that you find someone that has experience with waterproofing to help you and provide guidance. If you are building a house the dirt will already be away from the foundation, older homes will require you to rent a backhoe which will require a little more skill on your part. This project is doable so get out there and give it a go. Good luck with your project.

Right from the start what is an air conditioner? An air conditioner (often abbreviated to AC in the United States and Canada, and air-con in Australia and in Britain) is an appliance or mechanism designed to extract heat from an area using a refrigeration cycle. In construction, a complete system of heating, ventilation and air conditioning is referred to as HVAC.

Without any doubts this system has great advantages but it can lead to increasing of utility bills, trapping yourself indoors, noise, blackouts, illnesses because of coldness and to climate change and smog in the perspective. Moreover, some problems can appear because of improper installation of air conditioners as well as possible inadequate maintenance. But the most widespread fault in using air conditioners is to leave windows and doors open. So what is the possible way out? To abandon using a device that can create a suitable microclimate in your apartments? Definitely NOT! Why not try the latest achievement in the cooling sphere?

Ductless Split Air Conditioners offer wide variety in solving your cooling and heating requirements.

The evaporator – that is an indoor unit - is installed inside the room, enclosed in a handsome space saving cabinet. Then it should be connected with an outdoor part scientifically called a condenser via refrigerant (coolant) pipes. Simple to install – simple to operate. No ductwork is involved and you save hundreds of money on electricity consumption. Such conditioners do not require much free space and won’t spoil your room planning and design. Such an indoor unit was specifically designed to provide whisper quiet operation at the same time this doesn’t recoil on the efficiency - rotary compressors provide powerful cooling at the lowest noise levels in the industry.
