In addition to granny, a granny flat can contain some dire pitfalls for a new owner and anyone involved in the sale of such a unit. It’s one more thing for real estate professionals to be concerned about, because the consequences of having an apartment declared illegal or closed down can be disastrous to the purchaser, who may seek compensation from Realtors, home inspectors or anyone who didn’t issue all the appropriate warnings.

Any separate unit with its own cooking, eating, sleeping, and sanitary facilities in a detached or semi-detached house or a rowhouse is classified as an “accessory dwelling unit.” It doesn’t matter whether it’s a basement apartment for rent or a unit to accommodate a family member or a nanny.

In Ontario it’s been a roller-coaster ride for home owners in recent years. In 1994 the New Democratic government changed the law so that municipalities could no longer ban basement apartments. In May of 2001 the Conservative government reversed the rules and it’s expected that many cities will once again use zoning controls to block new accessory dwellings in the years ahead.

Strict fire regulations are now in effect, and any existing apartments that were occupied in November of 1995 are permitted – as long as they meet the new fire code. There’s also a new registry system, so officials can monitor compliance - and new penalties that are stiff enough to take seriously (fines of $25,000 or a year in the slammer!)

Before closing deals involving basement apartments or duplex, triplex or any other multiple dwellings, agents should ensure that their purchasers have obtained written confirmation of whether or not apartments are registered, and have been inspected and found to conform to the fire code.

Realtors can be faced with angry, disappointed purchasers because under the new rules an illegal or non-conforming apartment is easy to detect and easy to shut down – and may be costly for the new owner to renovate, to keep it operating.

To get a granny flat certified in Ontario requires inspections by the local Fire Department and by the Electrical Safety Authority and possibly another by a local Ontario Building Code Official. In most cases, at least some renovations or repairs are required. Even if no renovations are needed to meet the fire code, fees alone can be a few hundred dollars.

Some areas of the Ontario Fire Code Retrofit Section 9.8 can be difficult to address, especially if the apartment was added as an afterthought in a typical home. For example, ceiling tiles and wood paneling in a basement apartment may be combustible and not meet with current requirements. These items may have to be removed or covered and owners are sometimes ordered to install a sprinkler system.

A professional home inspection cannot certify a self-contained apartment, but a knowledgeable inspector can identify the magnitude of renovations necessary to meet the new regulations. He can also be used to alert the prospective purchaser that the unit entails additional responsibility and additional liability.

As for what steps a Realtor should take if the home includes a granny flat, notifying the prospective purchaser that it may be subject to regulation is definitely at the top of the list. In Ontario that would seem absolutely necessary to avoid a charge of non-disclosure. In other jurisdictions it might just be prudent to do so, but better to err on the side of providing more information than less.

Fines and other legal consequences of not meeting the law are just the most obvious problems facing an owner of a unit that is not certified. Having to toss the tenant out is also obvious. But consider that insurance coverage or insurance claims may be denied, mortgages may be denied or nullified, and a tenant that is injured may have grounds for a civil suit.

Not all jurisdictions are as tough as Ontario… yet. But a Realtor can meet his or her professional obligations and avoid getting tangled up in a lawsuit just by issuing a caution. And it’s worth doing so, whether your client is the vendor or the purchaser.

A self-contained apartment can add real value to a home, especially if the purchaser wants to have a family member near, but not too near, or if the purchaser requires rental income to offset mortgage payments. Indeed, it’s the very reason some people buy such a property.

So you have the best picture money can buy. You have a huge screen. You have Dolby digital surround sound. What more could you possibly need to make a movie experience better and get you more involved in the action. The answer is, you need a motion simulator that synchronizes with the action on the screen.

Modern Furniture

The term ‘modern furniture’ is actually pretty confusing. There have been gradual changes in furniture patterns since the World War II, and in the last few decades there has been a snowballing transition in furniture styles. Recent furniture patterns are different than those of just a few years ago. Modern furniture today uses a wide array of unconventional materials like vinyl, tubular aluminum alloys, cane and jute. Not just the construction materials, but also their styles, have undergone a sea change. Modern furniture has greater unconventional designs than their predecessors – the sharp straight look is gone; curves and abstract lines are in.

Furniture in homes today is considered a representation of the owners’ identities. Every family wants a unique style of furniture, and they don’t mind the cost. People are willing to go to any lengths to make their furniture different from ‘the Joneses’. The age of looking at catalogs and ordering furniture is gone. People today want furniture makers to conceptualize new styles for them. The more different the style from the norm, the more chance it has to be approved. Colors, patterns, curves and even utility have undergone an immense change.

Furniture designing has become as important as fashion designing or building architecture. Several furniture architects have gained wide repute. Needless to say, furniture today is priced more for its design than for its make. There is a lot less handwork in the furniture and more machine work. This makes manufacturing costs lower, as furniture parts can be manufactured on an assembly line. However, the design is all that adds to the cost.

Seeking Balance in Your Home Decor

In our homes, as in other parts of our lives, we are happier when we live with balance and harmony. Just like the rest of our lives, balance in the rooms of our homes is sometimes hard to create.



For many years, decorators and home owners tried to create this physical balance by having pairs of everything: 2 matching end tables, a matched pair of wing chairs, even sets of twin beds in the master bedroom. This certainly created a balanced room. It also created rooms that were sterile, formal and visually boring. In a formal setting or a Federal or Georgian home, this is still the way things should be to look ‘right.’ Our ancestors valued this perfect balance so highly that they created false doors in hallways so that both sides matched or doors that looked like windows so that the right and left sides of the back of a house matched perfectly. This can still be seen if you go to visit some of our historic homes. A notable example is the Hammond-Harwood House in Annapolis, Md.
We, however, tend to prefer a more relaxed approach to our homes.



So how do we create a feeling of balance without matched pairs of everything? You can use:

Color
Dark colors have more ‘weight’ than light colors.
Actual size
Height, depth and width of an object
Mass
A thick bulky looking object has more ‘weight’ than a fragile, delicate one. Just visualize a blown glass vase and a terracotta pot of the same size.
Number
A group of several like objects in different sizes grouped together creates ‘weight.’ Think of an assortment of silver candlesticks.
Light
A dark corner has more ‘weight’ than one filled with light.

If you want to prove this to yourself, gather together a group of assorted objects and use a tabletop/mantel and try out different scenarios. Be sure you have different sizes, colors, textures and shapes. You can put a larger framed picture against one end and a slightly smaller one in front of it. On the other end of your table put a heavy pot. Do the same thing with a matching pot at each end. Try pairing the picture group with an assortment of candles in candlesticks. Each time you create an arrangement, step back and look at it. In fact, if you have a digital camera, take a picture of it. If you do this for a while you will start to get a feel for balance. You can actually give the illusion that the tabletop is tilted slightly by throwing off the visual balance.



The same effect can occur in your room arrangements. If you doubt this, close your eyes and try to ’see’ a room in which you felt physically uncomfortable or slightly disoriented even though there was no obvious reason. A room in which the heavy items are all on one side of the room, almost feels as though the floor tilts. Once you have a feel for balance you can start to create a harmonious home.



Stand in the doorway of any room in your house that you feel isn’t ‘right.’ What do you see? Does the burgundy chair stick out like there is a spotlight on it? Does the entertainment center overwhelm the room? Do you have a TV and a fireplace battling for focal point? Do your easy chairs look like they were made for children next to your mammoth sofa? Does your fireplace mantel look like you are setting up for a tag sale? Your room is out of balance.



Move the furniture around and try different arrangements until you have one that works. Unless you have a room that is just for show like a Victorian parlor, you need to be able to use the room comfortably. Once the practical set-up is done, look at the room from different angles. If the room is out of balance use color and accessories, plants and pictures, groups of like objects, light and volume to create an illusion of balance.



Try grouping the accessories on your mantels and tabletops. Balance the entertainment center on one side of the fireplace with a tall plant or group of plants on the other. Note: avoid having the tops of everything at the same height. You might as well draw a line around your room. Repeat the color of the chair in pillows, throws, lampshades or the matting around a group of pictures. You really will be amazed at the difference it makes.



We may all be born craving balance but except for the lucky few, we have to learn to achieve it. There is a myriad of books on the subject and it can help to read them and look at the pictures, but the best way to get a feel for balance is ‘hands on.’ Experiment with portable objects until you get a feel for what works and then enjoy creating your harmonious home.

Exploring the Wonders of Acrylic

Passionate about extraordinary objects? Consider Polymethyl Methaclylate.

Such a boring name for substance so luminous and exciting. And so useful I might add. It is the same versatile material that’s used in too many ways to mention - from making eyeglass lenses and, who knew this one, the “bubble” in the submarines! We, however, are particularly fascinated by the esthetic properties of this transparent plastic commonly called acrylic glass, or simply acrylic.

Acrylic was developed and brought to market in the 1930s. Because of its unique properties it is often used as an alternative to glass. It is less dense and has higher impact strength. Unlike glass, acrylic will not shatter making its use very practical in home decor. Modern furniture makers often incorporate acrylic into their designs giving otherwise ordinary objects a translucent and futuristic look. When it comes to acrylic furniture – from an elegant sofa or a chair minimally accented with acrylic legs or armrests to a stunning dining set made entirely out of acrylic – the possibilities are unlimited. Every taste is catered to and a variety of scratch-resistant coatings are used by manufacturers for added practicality.

But perhaps the most intriguing aspect of its artistic use is the exploitation of acrylic’s light transmitting capacity, which is significantly higher than that of regular glass. Creatively crafted acrylic art forms appear jewel-like under natural or artificial light. Sculptors take advantage of the material’s flexibility and its relationship with light to create marvelous pieces, which become proud displays even in places outside of art galleries – in homes and offices. Acrylic sculptures come in a variety of shapes and colors from the most vivid futuristic forms to the most recognizable fun shapes - like flowers, fish, or seemingly weightless but quite heavy butterflies. The greatest visual effect is achieved by displaying a sculpture on an acrylic pedestal, which is usually an art form in itself. Savvy acrylic enthusiast use special lighting techniques to accentuate unique characteristics within their piece creating a glorious spectacle.

Most acrylic sculptures are cast by pouring liquid acrylic into a mold where it’s kept until it reaches stiff consistency. After curing under heat and pressure to achieve clarity and hardness, the sculpture is removed from the mold and finished by hand using a variety of files and grinders. The frosted look is created by blasting the surface with glass powder while the smooth surfaces are polished with buffing wheels or a jeweler’s rouge.

Despite its delicate and sophisticated look, acrylic art is very easy to maintain. Fingerprints or dust on polished surfaces can be simply wiped off with a clean flannel cloth. For extra crisp cleaning or to remove dirt from the frosted parts, the sculpture can be washed with mild non-abrasive soap. Dishwasher soap or window cleaning products should never be used. The safest bet of course is to use products that are specially formulated for cleaning acrylic, which can do wonders for keeping acrylic pieces beautiful for years. Even scratches can be removed! There it is - just another wonderful property of acrylic…

Spring Is In The Air!

Spring is officially here, even if it doesn’t feel like it everywhere. Does your home still have that musty, heavy feeling of winter? Here are some easy to do tips to bring spring indoors – even if it isn’t quite showing up outdoors!

1. Make certain that all Holiday decorations have been packed away – you know those light strings are taken down, that poinsettia that’s been sitting around gets set in a less noticeable location (assuming it is still alive).

2. The dark, heavy drapes and area rugs can take a trip to the cleaners and get packed away. If you don’t have anything on the window, consider investing in something light and airy – you can find beautiful lace or sheer curtains at any department store or discount store for fairly cheap. They will block the view from outside, while still letting in that all-important light! Pack away those beautiful velvet throw pillows too – they will be waiting for you in September when you are ready for their warmth again.

3. Throw open the windows on the next sunny day & let your home air out. It only takes 30 minutes of fresh air to make your home feel fresh again, but if it’s especially beautiful, leave them open all day!

4. Do you have any potted plants that have wintered with you? As soon as it’s nice enough during the day, set them out on the porch – just don’t forget to bring them in at sunset until you are past freezing temperatures at night.

5. Speaking of flowers, the daffodils and tulips are starting to bloom around the country. If they aren’t blooming in your yard yet, go down to the nearest florist and pick up some in a pot – they are usually in the $5-$10 range for a medium sized pot. This is a very reasonable way to perk up your dining room, and because they are still attached to the bulb, you can plant them in your yard for next year!

6. Have allergies to live flowers? Make a bouquet of tissue paper flowers to brighten up the room sneeze free. Check out directions at taterberrycottage.com/articles/tissue-paper-flowers.html.

7. Splurge in a new tablecloth or napkins and placemats. I picked some up the other day that were clear plastic (great for those with kids!) with a huge, brightly colored flower centered on them. They add a ton of color for $20 or less.

8. Brightly colored throw pillows and lap blankets can add a much-needed punch of color to just about every room. It only takes a couple in a vibrant orange, yellow or pink to put a smile on your face when you walk in.

9. Candles. Brightly colored floral or citrus scented candles will not only look great, but they will help your home smell fresh and spring-like.

10. Clear out some toys. Just getting the mass of toys off of the floor will enhance your mood! Do your kids have a ton of toys that they aren’t even playing with? Pack some of them away for a couple of months & start a toy rotation, or better yet, have your kids decide which ones they will share with those less fortunate. Box them up and take them to Goodwill – quickly, before they change their mind! It gets the clutter out of your house, and helps someone else in the process.

11. Feeling especially adventurous? A coat of paint on a single wall will bring about an amazing change to a room. It takes less than a bucket of paint, and will last as long as you want it to. When you are tired of the color, pick a different one & do it again!

Above all, small splashes of bright colors combined with light will help your home feel like spring. Let in as much light as you can, use light, airy fabrics combined with bold punches of color and you will feel spring at home in no time!

If you’re shopping around for the cheapest supplier of electricity in your area, there are some terms that you need to be familiar with. Below is a list of the some of the commonly used terms.

1. KWh (kilowatt hour) - The standard unit of measurement for both gas and electricity consumption.

2. MPRN (Gas Meter Point Reference Number) - Your MPRN is the unique identifying number for the gas meter at your property. It’s a ten digit number, commonly referred to as an “M” number, and can be found on your gas bill.

3. Unit Price - a variable charge dependent on your level of consumption. The unit price will be applied to every kilowatt hour (kWh) of gas or electricity used.

4. Standing Charge - A fixed daily charge for the supply of energy, irrespective of your level of consumption.

5. MPAN (Electricity Supply Number) - MPAN is the unique identifying number for the electricity meter at your property. The MPAN is commonly referred to as a “Supply Number” or “S” number, and it can be found on your electricity bill.

6. Economy 7 electricity tariffs use different pricing structures according to the time of day. For example, the night rate is cheaper than the day rate.

7. Ofgem - the Office of Gas and Electricity Markets, is the independent regulator of the gas and electricity industries.

8. Electricity Association - The representative body of the major UK electricity companies.

9. Green Tariff - based on the purchase or generation of energy from renewable energy sources such as sun, wind, water, and waste, or in funds being allocated to fund conservation and environment protection projects.
